Description
Various retail or catering spaces are available for rent in the Hoogvliet shopping center, which is also popularly referred to as ‘De Binnenban shopping centre’. The shopping center recently received a 5th KVO (Keurmerk Veilig Ondernemen) and has an active shopkeepers’ association.
The shopping center (with a surface area of approx. 30,000 m²) has largely been built around the square ‘de Binnenban’. Shopping center Hoogvliet was reopened in 1994 after a thorough renovation. The center has a total of more than 100 shops. The range of shops is very diverse. A great diversity of products and services is therefore offered. Both large well-known and recognized and smaller local retailers as well as various catering companies are located in the relevant shopping area.
The shopping center mainly serves the residents of Hoogvliet and nearby municipalities such as Rhoon, Spijkenisse and Poortugaal.
Parking is possible in one of the parking lots that are located around the shopping center. Parking is free.

VAT
In determining the rent, the starting point was that the tenant will continue to use the rented property for at least the minimum percentage set by law or to be determined later for services that entitle the holder to deduct VAT, in such a way that it is possible to opt for a taxable ) rent. If a rental not subject to VAT is agreed, a surcharge will be added to the rental price.
RENTAL PAYMENT
The rental payment is made quarterly in advance.
LEASE AGREEMENT
Lease agreement for retail space and other business space within the meaning of Article 7:290 of the Dutch Civil Code based on the standard model of the Council for Real Estate Affairs (ROZ), model October 2012.
RENTAL TERM
Five years with an extension period of 2x five years
NOTICE PERIOD
12 months.
SECURITY RENT
As additional security for the fulfillment of his obligations, the lessee will provide a bank guarantee with a recognized Dutch banking institution, amounting to three months’ rent and service costs plus VAT.
